One of the biggest mistakes people make when moving to San Francisco is starting with the apartment or house.
I’d start with the neighborhood.
San Francisco is only about seven miles by seven miles, yet moving just a few neighborhoods over can completely change the way your day feels. Architecture, weather, walkability, restaurants, parking, views and even the pace of life can vary dramatically.
The question isn't simply, “Where can I afford to live?”
It’s:
“What do I want my life in San Francisco to look like?”
Here’s where I’d start.
If you want classic San Francisco elegance…
Look at Pacific Heights and Presidio Heights.
Think grand architecture, beautiful tree-lined streets, proximity to the Presidio and some of the city's most iconic residential blocks.
Pacific Heights offers everything from luxury condominiums to extraordinary single-family residences, often with sweeping city or Bay views.
Presidio Heights feels slightly quieter and more residential while still putting you close to Sacramento Street, Laurel Village and the Presidio.
If your vision of San Francisco involves beautiful architecture, sophisticated interiors and morning walks through some of the city's prettiest streets, start here.
If you want restaurants, coffee and walk-out-your-door energy…
Consider Cow Hollow and the Marina.
Union Street, Chestnut Street, the Marina Green and waterfront are all part of daily life here.
These neighborhoods work particularly well for someone who wants their home to be connected to their social life. Coffee, fitness studios, restaurants, shopping and the waterfront are all within easy reach.
Housing ranges from charming flats to beautifully renovated condos and larger homes tucked into quieter streets.

Put Russian Hill on your tour.
Russian Hill delivers some quintessential San Francisco moments: steep streets, Bay views, historic buildings and quick access to North Beach, Polk Street and the waterfront.
Just remember that in San Francisco, the difference between one block and the next can be significant.
This is why I always recommend experiencing the exact street—not simply choosing a neighborhood name online.

Explore Sea Cliff.
Sea Cliff is one of San Francisco's most distinctive residential enclaves, known for large homes, ocean views and proximity to Baker Beach and Lands End.
Inventory tends to be limited, which makes understanding upcoming opportunities particularly valuable.

Take a look at Noe Valley.
Noe Valley combines residential streets, neighborhood shops, outdoor space and relatively easy access to several parts of the city.
Homes range from classic San Francisco properties to extensively renovated contemporary residences.
Three things people relocating to SF often underestimate
Microclimates matter. A sunny afternoon in one neighborhood can look very different a few miles away.
Parking matters. If you're bringing a car, understand whether parking is deeded, leased, tandem or street-based before falling in love with a property.
The block matters almost as much as the neighborhood. Noise, incline, views and accessibility can change quickly.

Tour lifestyles.
Grab coffee. Walk the block. Drive your potential commute. Visit at different times of day.
Your home should work on paper—but your neighborhood should work in real life.
