The Most Expensive Mistakes Often Happen Before a Home Is Listed.

When someone tells me they're thinking about selling, my first instinct isn't:

“Let's put it online.”

It's:

“Let's figure out the strategy.”

Because selling successfully is a sequence of decisions, and the decisions made before launch can materially affect how buyers perceive the home.

Presentation

Buyers don't experience your home the way you do.

They see it for the first time.

That means every detail contributes to the story—from furniture placement and lighting to paint, landscaping, photography and even what they see when they first walk through the door.

Not every home needs a dramatic renovation.

Sometimes the highest-return improvements are surprisingly simple.

Pricing

Pricing isn't about choosing the biggest number.

It's about creating the strongest position.

The right strategy depends on the property, comparable sales, current competition, buyer behavior and market conditions.

Pricing too high can reduce urgency.

Pricing strategically can create competition.

The goal is not simply to generate clicks.

The goal is leverage.

Staging

Should you stage?

Sometimes absolutely.

Sometimes selectively.

Sometimes not at all.

The question I care about is:

Will staging materially change how buyers perceive the value, scale or lifestyle of this property?

Great staging helps buyers understand how a space lives.

That's especially powerful when you're selling luxury property.

Photography and marketing

Your first showing often happens on someone's phone.

Before a buyer ever walks through the door, they have already formed an opinion from photography, video, copy, social media and the listing presentation.

Marketing should make the property feel worth seeing.

Not simply prove that it exists.

Timing

Timing involves more than choosing a Thursday to list.

We should be thinking about competing inventory, preparation, market momentum, showing schedules and what is happening in your specific segment.

The San Francisco market is not one single market.

A Pacific Heights condo and a Noe Valley single-family home can behave very differently.

Access

The easier it is for qualified buyers to experience the property, the easier it is to generate momentum.

That doesn't mean abandoning privacy.

It means designing a thoughtful showing strategy.

Negotiation

The highest offer isn't always automatically the strongest offer.

Price matters—but so can financing, contingencies, closing timeline and certainty.

A good negotiation strategy evaluates the entire package.

Selling is storytelling.

Every property has a reason someone should choose it.

Maybe it's the architecture.

The light.

The view.

The block.

The renovation.

The backyard.

The lifestyle.

My job is to identify that story and make sure the market understands it.

Because when positioning, presentation, pricing and marketing all work together, you're not simply listing a home.

You're creating demand for it.
